After viral video, Lagos resolves N40million land dispute between real estate firm, client


A land dispute that made headlines with suicide threat from the client has been resolved after intervention by the Lagos State government, according to Governor Babajide Sanwo-Olu’s media aide, Wale Ajetunmobi.


The client, Kayode Oladipo, claimed in a viral video that he paid N40 million for 20 plots of land in Lekki, only to be denied ownership by the real estate company RevolutionPlus Property Limited.

Lagos State Real Estate Regulatory Authority (LASRERA) thereafter launched an investigation into the alleged land scam.

Following the investigation’s findings, Ajetunmobi said in a statement on Tuesday that Bamidele Onalaja, CEO of RevolutionPlus Property Limited, confirmed that Oladipo purchased 20 plots of land from the real estate company in 2017 at Dallas Court, Lekki, and Royalty Gardens, Ajah, in Lagos.

The investigation revealed that the land was purchased through a “buy four plots and get one free” deal struck by Oladipo’s realtor, who negotiated the terms of payment and contract agreements.

Oladipo expressed interest in paying for 16 plots, which would allow him to get four additional plots free of charge. Despite a deposit payment of N18,606,000 in 2017 for the entire 20 plots, only 2 plots were fully paid for, with title documents handed over to Oladipo.


“Kayode Oladipo, however, paid the deposit sum of N18,606,000 (eighteen million, six hundred and six thousand Naira) to RevolutionPlus Property Limited in 2017 for the landed property.”

The remaining 14 plots, according to the investigation, were not fully paid for, leading to a breach of the payment agreement as outlined in the contract. Consequently, Oladipo was disqualified from claiming ownership rights for the entire 20 plots.

According to the conditions in the contract signed by the parties, the landed property not fully paid for with its associated costs will not be processed further. In a case of non-compliance, the real estate company’s policy requires the relocation of such subscribers to another site upon completion of payment or refund of the deposited sum of less than 40%.

Meanwhile, Onalaja told the probe panel that, having defaulted in his payment pattern agreed on in 2017, RevolutionPlus relocated Oladipo to another land site at Amazon Estate, Epe, which he declined, while the option of refunding the down payment was also rejected by the client, the complainant.

The CEO of RevolutionPlus said that the real estate company had already finalised the allocation of five plots to Oladipo at Amazon Estate based on the payment made with the necessary documents forwarded to him. Oladipo, however, rejected the proposal, insisting that the 20 plots negotiated in 2017 in Lekki be given to him at the same rate negotiated seven years ago.


Onalaja also shared payment details, which affirmed that Kayode Oladipo did not make a payment of N40,000,000 to the real estate company, as he claimed in the viral video. The claim, he said, was untrue and misleading.

The probe panel, however, contacted Oladipo by telephone and he confirmed that he paid the deposit sum of N18,606,000 to RevolutionPlus Property Limited in 2017.

Oladipo then told the probe team that he could not pay up the N40 million agreed for the entire plots because he lost his job and couldn’t continue with the payment and he also confirmed that he declined the option of relocation to Amazon Estate in Epe and wanted the government to compel RevolutionPlus to allocate his subscribed plots of land in Lekki to him.

The resolution reached during the probe includes the allocation of five plots of land at Amazon Estate, Epe, to Oladipo, which is equivalent to the present value of his payment. Oladipo agreed to accept this offer, marking the end of the dispute.


Oladipo also agreed to make another video in which he is expected to make corrections to the misrepresentations of facts about the land transaction made with RevolutionPlus Property Limited.

“The real estate company felt defamed by the viral video and demanded a retraction from Kayode Oladipo, who in turn agreed to the terms. The parties are expected to come back to the government today (Tuesday) for the presentation of title documents for five plots in Epe. The matter has been resolved and all parties involved are happy afterwards.”
